PERSONALIZED SERVICE
Each homeowners’ association is assigned a coordinator from our professional office who will provide tailored management.
This person liaises with your community’s Administrator, attends the owners’ meeting, and handles ongoing, hands-on follow-up of the community’s day-to-day activity.

FINANCIAL – ADMINISTRATIVE – LABOUR MANAGEMENT
Community accounting is prepared in real time, and each owner receives an annual or semi-annual statement according to the community’s needs.
Management of quote requests for projects in the communities, as well as processing collections and payments of invoices/receipts.
Settlement of tax payments, withholdings, fees and charges, as well as management of contracts for the Community’s direct employees.

ARREARS MANAGEMENT
Dedicated department for continuous monitoring and control of delinquent accounts, with court claims initiated at no cost to the community at the start of the procedure.

BUILDING MAINTENANCE
Preventive and corrective maintenance to avoid deterioration of common areas and elements.

LEGAL ADVISORY
ADHORIZONTAL ESPAÑA S.L. has a legal department specializing in Spain’s Horizontal Property Law, made up of professionals in the areas of Legal, Tax, Accounting, and Labour, with direct connection to the online services of the Spanish Tax Agency and the Social Security Treasury.
Free legal advice on everything related to Condominium Law: unpaid fees, construction defects, meeting resolutions, as well as, where applicable, issues involving private and common elements.
This Legal Advisory extends to all owners of the Community for any extra-community matter, with in-person appointments at one of Estepona’s most reputable law firms, “RODRÍGUEZ CALS ABOGADOS”, partners of AD HORIZONTAL Property Managers.

INCIDENTS AND REPAIRS
Any issue detected during periodic inspections or reported by an owner is logged and assigned a reference number for full tracking, enabling control over repair timeframes.

HOMEOWNERS’ ASSOCIATION MEETINGS
Notices, chairing, and minutes of ordinary and extraordinary meetings. Agile, responsible execution and compliance with all approved resolutions.

OVERSIGHT OF CONTRACTED SERVICES
ADHORIZONTAL ESPAÑA S.L. verifies and checks compliance with the agreed terms for contracted maintenance companies (cleaning, elevators, pressure group, insurance, electricity, water), and carries out an initial study to compare prices and guarantees across different companies to offer the one that best suits your community’s specific needs.
